Another Day In Paradise

CHECK-IN:

All Guests must check in at the office upon arrival during regular business hours. For after-hours check in you will find a Welcome Packet (includes a site map) on the bulletin board, located on the front porch of our office.

PAYMENTS: 

Daily/Weekly Guests: Pay site fee at the time reservation is completed. Monthly Guests: An invoice will be emailed you two days before your due date. Please pay on due date by noon. A 3% fee applies to debit/credit card usage. Like a hotel, there is NO grace period. Late fees of $15 per day applies until three days past due at which time monthly site fee is converted to weekly for upcoming check-out.

BACKGROUND CHECKS: 

Your safety and security are our top priorities. We feel so strongly about this every Guest that stays more than one night at WillowBend must pass a background check. We do this at our expense to ensure we provide the best environment possible for our Guests and their families.

CREDIT CARD ON FILE: 

Every Guest must have a credit card on file. Any unpaid balances can and will be charged to the card on file unless another form of payment is given at the time the payment is due. The final invoice for your stay at the park will be charged to the card on file during check-out. A 3% fee will apply to all credit card usage.

PARKING: 

2 vehicles per site. No parking on the grass or in empty sites. No cargo trailers or any trailers other than RV in sites. No semi parking in sites. Your golf carts are welcome. Please keep them in your designated parking space. THEY ARE NOT ALLOWED TO BE PARKED ON GRASS AREAS!

RV: 

All RVs must be fully operational and tidy in appearance. RVs older than 10 years must be approved by sending a picture of all four sides to park manager. In order for RVs older than 10 years to be approved, appearance must be neat and clean. No window air conditioners. Window coverings must be professional in appearance (no cardboard, wood, tin foil in windows). Awnings must be in good condition, free of rips and shredding. During the winter months a heated hose is required. $50/month fee for those who choose not to add.

RV SITE: 

Please keep site tidy and clean. No rugs on the grass. No pallets in sites. All personal items must be off the grass on mow days. Please do not put stakes or satellite dishes in the ground due to park infrastructure. No household furniture or appliances allowed outside your RV, outdoor patio furniture only. Please check with the park manager before adding anything to your site.

POLICE:

We have a ZERO TOLERANCE policy. If law enforcement is called for any reason other than a medical emergency, you will be asked to leave immediately with no refund at the discretion of the RV Park owners and managers. 

PETS:

Your friendly pets are always welcome. We allow 2 pets per site. For our Guest’s safety aggressive dogs/breeds are not allowed in the park. Please pick up after them, keep them on a leash when walking them in the park. Please do not leave pet food outside as it attracts ants, flies, skunks and rodents. Indoor cats only. Please note: should your dog be a nuisance barker or become aggressive you will be required to remove your pet from the park.

Guest Pet Liability: Guest is responsible and liable for:

A) Any damage to the property or any item on the property cause by any pet;

B) Any personal injuries to any person cause by any pet; and

C) Any damage to any person’s property caused by any pet

D) Guest will pay all reasonable costs that are necessary to clean or repair property, including but not            

limited to site damage, landscape, and/or any injury caused to another Guest.

POLICE:

LAUNDRY FACILITES:

Our Community Center features a full kitchen, workout and laundry area. Enjoy the Community Center while getting your wash done. The Community Center is open 24/7 and has a change machine for your convenience. A second laundry is located at the back of the park.

RESTROOM: 

The restroom in the Community Center includes a shower for use in emergency situations or for overflow Guests! It is not for the regular use of our long-term Guests! All RVs must be in a fully operating condition.

FIRES: 

No open fires are permitted. Propane fire pits are allowed.

CHILDREN: 

Children must be monitored and accompanied by an adult when playing outside. Please go over campground etiquette with them if they are new to living in an RV Park.

WATER: 

No outside watering except for sprinkling potted plants. No vehicle or RV washing.

CHECKOUT: 

Check out is at 12:00 noon. Deposit will be refunded when you give at least 15 days’ notice, leave the site clean & on time. Deposit will be applied to any amount due at time of departure. Final amount due will be charged to the card on file. Once notice to vacate is given, it can’t be rescinded so be sure of date. $150 clean up fee may apply.

SITE FEES: 

Site fees are structured for two adults per site. For long-term Guests, a $50.00 fee will be applied to your monthly invoice per additional adult. Site fees are subject to change without notice.

REFUND POLICY: 

All reservations must be canceled 30 days prior to the arrival date for a full refund.

*Weekly Guests: We do not refund any portion of your payment if you decide to leave early, please speak with our Park Manager should an emergency arise.

MAIL: 

Each Guest has an assigned mailbox at the Park. You will be given a key at check-in. Important: Do not go online and forward mail to the WillowBend RV Park as it has a commercial address and can never be unforwarded. Instead, contact those you want mail from and give them this address with your name and mailbox number. Deliveries and packages will be placed in the weather proof box in front of the Community Center.

QUIET: 

Please honor quiet hours, 10pm-8am. Refrain from engine idling. You will receive one warning only for a quiet hour violation.

SPEED LIMIT: 

Strictly enforced, 5 mph at all times.

TRASH: 

Please place bagged trash in one of the dumpsters located at the front of the Park. Household trash only. No furniture, mattresses, or large boxes.

PUBLIC LAND: 

Our access to the adjacent Corp of Engineer property is a privilege not a right. We encourage all of our guests to take advantage of the recreational opportunities to fish, hike, bike and kayak. In order to preserve this unique environment all off-road motorized vehicles such as ATVs of all kinds and dirt bikes are prohibited.

PONDS:

The ponds are for the enjoyment of Guests. For your safety there is No Swimming at any time. Fishing is strictly “Catch and Release” only. 

LICENSEE OF OWNER: 

Guest acknowledges and understands that he/she is a licensee of the Owner and not a tenant; and that he/she is not acquiring any interest in the property.

INDEMNIFICATION: 

Guest will protect, defend, indemnify, and hold Park Owners, Managers, or Park Agents harmless from any damages, costs, attorney fees, and expenses that are cause by the act of any Guest or pet of a Guest.

Under Texas law, you are not a tenant with a lease or contract. Anyone who fails to comply with these rules that benefit everyone will be asked to leave with no refund. (Texas Penal Code 30.05). I have read these rules and agree to always abide by them.
